Start a ProjectPharmacy exterior refresh program
Client: national pharmacy chain, through a facility maintenance company. Where: Seattle-area stores, starting with Rainier Ave in Seattle. Scope: pressure washed about 12,000 sq ft of building exterior and a stone perimeter wall; masked signage, glass, lights, and landscaping; scraped, caulked, and repainted roughly 10,000 sq ft of siding, stone, and trim, plus accent bands, doors, receiving gates, and bollards in the brand palette; surface-cleaned walkways and dumpster areas. Additional stores were measured and scheduled one by one with like-for-like colors. See commercial painting.
Childcare center structural floor repair
Where: Burien. Problem: a sunken wall and soft floor from rotten supports. Scope: removed flooring, subfloor, and compromised joists; shored and raised the wall about 2 inches; poured new concrete footings; installed new joists, blocking, and supports; installed new subfloor and vinyl flooring; replaced the lower drywall and finished with paint. Emergency-light inspection program
Client: national clothing retailer, through a facility maintenance company. Where: multiple Western Washington stores. Scope: annual emergency-lighting inspections using the client's checklist, with before/after photos, sign-off sheets, store stamps, and battery replacement where needed, at an agreed flat trip fee per store. Pharmacy LED conversion
Where: Everett. Problem: fluorescent ballasts failing one by one on the sales floor. Scope: rewired 15 fixtures to bypass the ballasts and installed 60 Type B LED tubes, removing the recurring failure point. See LED retrofits.
Retail center maintenance program
Client: owner of a West Seattle retail center. Scope: bi-weekly property walks with checklist reports covering sidewalk transitions, tenant issues, parking markings, HVAC filter reminders, roof condition, and lighting, followed by the approved repairs: roof drain cleaning, parking stoppers, ADA stall markings, and lighting. Custom dumpster enclosure
Where: Puyallup. Scope: site measurement and layout; removed chain-link gates and panels; fabricated metal gate frames with corrugated metal cladding; installed hinges, latches, drop rods, stops, and lock hardware; finished and aligned. See grounds & site.
Steel back door replacement
Client: discount retailer, through a facility maintenance company. Where: Monroe. Scope: removed a damaged security door and frame; set a new welded frame; hung a 3-hour fire-rated 18-gauge steel door with a Grade 1 surface exit device, closer, and lockset; adjusted for swing and latch. Make-ready inspection for a property manager
Client: residential property management company. Where: University District, Seattle. Scope: room-by-room make-ready inspection report with photos and an itemized estimate so the manager could approve the turnover scope. See residential property management.
