Commercial painting done like a maintenance contractor, not a decorator

A commercial repaint isn't just color. It's protecting signage, glass, landscaping, and customers while the store stays open; prepping surfaces that have been weathered by years of Seattle rain; and finishing on schedule so the location looks right for the brand. Painting is one of our largest lines of work. We've run back-to-back exterior repaints for a national pharmacy chain's Seattle-area stores, plus interior repaints, graffiti paint-overs, and parking-lot markings.

Every painting job starts with real measurements. We walk the building, measure each surface by color, and give you an itemized quote, so there are no surprise change orders for "surface we missed".

Commercial painting services

→Exterior repaints — siding, stone, brick bands, trim, columns, fascia, gables, architectural panels, and pylon signs, matched to brand colors
→Surface prep — softwash and pressure wash, scraping, spot sanding, caulking gaps, and masking (see pressure washing)
→Interior repaints — sales floors, back rooms, offices, and hallways, with touch-ups matched to existing colors
→Doors and metal — emergency exit doors, receiving gates, technical room doors, and bollards
→Graffiti paint-over — walls, fences, and containers, color-matched, usually within a day or two
→Parking lots — curbs, parking stoppers, no-parking zones, and ADA stall symbols (see grounds)
→Drywall before paint — patching and texture so the new paint goes on a sound surface (see interior construction)

How a commercial repaint works

Site walk and measurements. We measure every surface by color and condition and photograph problem areas.
Itemized quote. Square footage and price per color and surface, prep, masking, lift access, and materials, each listed.
Prep. Softwash or pressure wash, then scrape, sand, and caulk. Signage, glass, lights, landscaping, and walkways are masked and protected.
Paint. Exterior-grade coatings, two finish coats where needed, scheduled around store hours and weather.
Close-out. Before/after photos of every elevation and a walk-through with the manager.

Pharmacy, Seattle (Rainier Ave) — full exterior refresh

Pressure washed about 12,000 sq ft of exterior plus a stone perimeter wall, masked signage and storefronts, and repainted roughly 10,000 sq ft of siding, stone, and trim, plus accent bands, doors, and bollards in the brand palette.

Pharmacy chain — Seattle-area refresh program

Additional exterior refreshes measured, quoted, and scheduled store by store, each with like-for-like brand colors.

Childcare center, Sammamish — exterior walls

Scraped, sanded, and repainted exterior walls, including an 8 x 75 ft wall section.

Convenience store, Seattle (Aurora) — graffiti

Painted over graffiti across 42 linear feet of 6 ft fence and a recycling container, color-matched.

Retail center, West Seattle — ADA markings

Painted four ADA stall symbols and secured the accessible-stall parking stopper.
