Request Roof RepairRoof leaks in Seattle are a "when", not an "if"
Months of rain, moss, and fall leaves are hard on every roof in the Puget Sound area. Most commercial roof leaks we see aren't a failed roof. They're a clogged drain sending water where it shouldn't go, an old patch that's let go around a wall or vent penetration, or failed flashing. Those are fixable in a visit, and catching them early keeps water out of your ceiling tiles and stock.
We trace the leak from inside and out, fix the source, and repair the damage it caused inside, such as ceiling tiles or drywall, on the same work order. For roofs at the end of their life, we tell you that plainly instead of patching indefinitely.
Roofing and weatherproofing services
Common roof problems we fix
Water dripping from a ceiling tile
Usually a clogged roof drain or a failed patch nearby. We clear or patch the source, then replace the stained tiles.
Leak only during heavy rain
Often overflowing gutters or drains, or flashing that lets go under load. Cleaning and resealing usually solves it.
Leak around a chimney or wall
Failed or missing flashing. New flashing and sealing stop water where roof and wall meet.
Roof covered in leaves and moss
Debris holds water and blocks drains. A scheduled cleanup before winter prevents most leaks.

FAQ
Roof Leak Repair FAQ
Yes. We trace and repair roof leaks on commercial buildings and homes across King, Snohomish, and Pierce counties: patching around penetrations, clearing drains and gutters, resealing flashing, and repairing the interior damage the leak caused.
Usually because a drain, scupper, or gutter is partly blocked and overflows under heavy flow, or because flashing lets go when water builds up. Clearing the drains and resealing the problem area fixes most of these.
Active leaks are treated as priority work orders. Most commercial leak calls get a same-day visit to stop the water and protect the interior, followed by the permanent repair.
