Lighting repair that keeps the sales floor bright

When half the lights in an aisle, a pharmacy counter, or a fitting room go dark, customers notice before the work order is even written. Lighting is one of the most common work orders we handle for convenience stores, pharmacies, discount retailers, clothing stores, and offices. Most of it is at 10–14 ft ceilings, where you need the right ladder, the right parts, and someone who tests the fixture instead of just swapping bulbs.

Many older stores still run fluorescent T8 and T5 fixtures with ballasts that are failing one by one. Instead of chasing ballasts, we can rewire each fixture to bypass the ballast and run "Type B" LED tubes directly. That removes the part that keeps failing, cuts energy use, and makes future bulb changes simple. For drop ceilings, we replace worn-out troffers with 2x2 LED flat panels.

Commercial electrical and lighting services

→LED retrofits — ballast removal and bypass so fixtures accept Type B LED T8/T5 tubes
→2x2 and 2x4 LED panels — replacing recessed troffers and flat panels in drop ceilings
→Lighting diagnosis — finding why lights flicker or won't turn on: bulb, ballast, socket, wiring, or switch
→Work at height — fixtures on 10–14 ft ceilings, done before opening or after hours when needed
→Specialty lamps — fitting room and display lighting (MR16 and similar), checkstand and register lights
→Outlets and switches — replacement of damaged outlets, switches, and cover plates, including GFCI
→Exhaust fans — restroom and roof exhaust fan replacement (see restrooms)
→Emergency and exit lighting — checks, battery replacement, and annual inspection documentation (see safety & compliance)
→Low-voltage add-ons — wireless doorbells and entry chimes for back and receiving doors

We handle repair and replacement work on existing circuits. Work that legally requires a licensed electrical contractor and permit, such as new circuits, panel changes, or service upgrades, is coordinated with a licensed electrician, and we handle everything around it.

Common lighting problems we fix

Lights flickering

Usually a failing ballast or loose socket, not the tube. We test the components before replacing anything, then fix the actual cause.

A row of fixtures is out

Often several ballasts failing at once in an older store. Bypassing them for LED solves the whole row instead of one fixture at a time.

Dark spots in a drop ceiling

Old troffers with burnt-out or discolored lenses. A 2x2 LED panel swap gives even light and lasts far longer.

Restroom or back-room lights won't turn on

Could be a switch, a sensor, or a fixture. We diagnose on the first visit and send photos of what we found.

Commercial space, Shoreline — 2x2 LED panel at 12+ ft

After an assessment visit and written report, replaced a failed 2x2 LED flat panel on a ceiling over 12 ft and replaced fluorescent tubes in nearby fixtures.

Clothing store, Tacoma — fitting room lights

Two flickering and four burnt-out lights in the entry and fitting rooms; replaced the lamps and checked each fixture before store opening.

Auto service shop, Ballard — light fixture

Diagnosed and repaired a failed light fixture in the service bay.

How lighting work orders work with us

Most of our lighting work comes from facility maintenance companies and property managers:

Work order in. Send it through your platform, by email, or call (206) 460-0033. Include store hours and access notes.
Diagnose first. We find the actual cause before replacing parts, and make the area safe on the first visit.
Repair or quote. Small repairs are done on the spot. Larger scopes get a clear, itemized quote before work starts.
Close out with photos. Every completed job is documented with before/after photos and notes in the format your platform requires.

For retail and convenience stores and pharmacies, we schedule around store hours. Lighting at height is often done before opening so the sales floor isn't blocked.
